Who we are
Architects House (AHO) is a brand operated by AstroSpeaks Pvt. Ltd., registered in India under GST. We deliver architectural designs through the architects-house.com platform — Floor Plan, Studio Renders, Budget breakdown — for residential and small commercial projects.
Who can use AHO
You can buy AHO designs if you are 18 or older, have legal capacity to enter contracts in India, and intend to use the design for lawful purposes. Architects on AHO's supply side must hold a valid CoA (Council of Architecture) registration in good standing and a B.Arch degree from an AICTE/CoA-approved institution.
What you receive
Every design package delivers three things: a Floor Plan (per-level CAD-style PDF + image), Studio Renders (rendered exterior + interior images via Imagen 4.0, plus a 14-chapter narrated walkthrough), and a Budget breakdown (BoQ-driven cost estimate). What you do NOT receive: stamped municipal-permit drawings (available as a separate Stamped Papers add-on), construction supervision, material procurement, MEP detailed drawings, structural engineering drawings, real-time interactive 3D (on the Phase 2.5 roadmap). Pricing and payment
Prices shown on the catalogue are inclusive of GST. Payment is upfront via Razorpay (UPI, card, netbanking). L1 cosmetic flex (colour, room arrangement, facing) does not change the price. L2 accessories (extra room, pool, premium finish, etc.) show ₹ deltas inline. The running total is the final price — no surprises at checkout.
IP ownership
Once you complete payment, you own the right to use the delivered design for the construction of one home. AHO retains copyright on the template architecture (the L0 base model). You cannot resell, republish, or commercialise the deliverables. The architect retains moral attribution rights.
Vastu certification (DBYO Vastu only)
For DBYO Vastu designs, the Vastu compliance certification is provided by our partner AstroSpeaks. Every Vastu-certified design is reviewed against the AstroSpeaks-codified Vastu ruleset. The Vastu Score (0-100) is attributable to AstroSpeaks. AHO does not claim independent Vastu authority; AstroSpeaks does not claim architectural authority. Refunds
Within 7 days of purchase, before architect assignment: 100% refund. After architect assignment, before deliverables shipped: 50% refund minus architect-time-spent. Post-delivery: case-by-case based on circumstance. We resolve fairly; small team, accessible support.
Service-level commitments
Self-service DBYO: instant delivery. DBYO Concierge: 48-hour SLA. Stamped Papers: 14-day SLA. Architect Hour: scheduled at booking time, must start within 5 minutes of slot. Architect Q&A: 48-hour SLA. Missed SLAs are flagged early — silence is never an option per our architect Code of Conduct (see /aho/code-of-conduct).
What you must do
Provide accurate inputs at the wizard intake stage (sqft, facing, BHK, family composition). Inaccurate inputs produce inaccurate designs. Use the delivered design for your own home only. Engage a competent licensed contractor for construction. Verify the design against your local municipal bylaws — these vary by district.
Limitations of liability
AHO designs are guides — your contractor and structural engineer remain responsible for the constructed home's safety and code compliance. We do not certify structural adequacy, plumbing safety, electrical safety, or fire safety. AHO's total liability for any claim is capped at the amount you paid us for the affected design.
Architect Code of Conduct
AHO architects sign a Code of Conduct covering transparent pricing, on-time delivery, customer respect, peer collaboration, and professional integrity. Breaches are enforced via a three-tier system (Minor / Material / Severe). See /aho/code-of-conduct for the full Code.
Privacy
We collect only the data needed to deliver your design (contact, plot details, payment). We do not sell your data. We comply with India's Digital Personal Data Protection Act 2023 (DPDP). See /aho/privacy for the full privacy policy.
Disputes
We aim to resolve all disputes via email or phone in the first instance. If that fails: arbitration in Bengaluru under the Arbitration and Conciliation Act 1996, single arbitrator, English language. Indian law governs.
Changes to these terms
We may update these Terms occasionally. Material changes are communicated by email to registered customers 14 days before the change takes effect. Continued use of AHO after the effective date constitutes acceptance.
